When you rent, your only housing cost is the rent payment. The price-to-rent ratio helps you evaluate your local market. Take the home price, divide by annual rent for a comparable place. If the ratio is under 15, buying is usually better. Between 15 and 20, it depends on your situation. Over 20, renting likely wins. In cities like San Francisco and New York, this ratio often exceeds 30 — meaning buying is a poor financial choice for many people.

The break-even point is the number of years you need to stay in a home for buying to become cheaper than renting. For most markets in 2025, this is somewhere between 4 and 8 years. If you plan to move within 3 to 4 years, renting almost always wins because you avoid closing costs (2 to 5% of the purchase price) and selling costs (6% in agent commissions).

Buying wins when you plan to stay put for 7+ years, the price-to-rent ratio in your area is below 20, you have a stable job and can handle a 20% down payment, and mortgage rates are reasonable for your income level. Renting wins when you value flexibility, plan to move soon, live in an expensive market, or can invest the difference at higher returns.
